Eviction Management & Lease Enforcement

At aDoor Management, eviction is never the objective — resolution and compliance are. Our responsibility is to protect the property, enforce the lease fairly, and act early to prevent minor issues from escalating into serious financial, legal, or safety concerns.

We take a proactive, structured approach to lease enforcement and eviction management. The moment a tenant is in breach of the lease, we begin the process. We do not wait for problems to grow, and we do not ignore early warning signs.


Early Intervention and Proactive Management

As soon as an issue arises, aDoor Management takes action. Early intervention often leads to faster resolution, reduced financial loss, and better outcomes for both landlords and tenants.

Issues we address include, but are not limited to:

  • Non-payment or late payment of rent
  • Damage to or abuse of the property
  • Failure to maintain the unit in a reasonable condition
  • Unauthorized pets or violation of pet-related rules
  • Too many occupants living in the unit
  • Repeated lease violations or disturbances

By addressing these matters immediately, we prevent small problems from becoming major issues that impact the building, neighbouring tenants, and the landlord’s investment.


From First Issue to Resolution

aDoor Management manages the entire process from start to finish. This includes:

  • Identifying and documenting the lease breach
  • Communicating clearly and professionally with the tenant
  • Issuing the appropriate notices within required timelines
  • Monitoring compliance or payment arrangements
  • Escalating the matter when necessary to achieve resolution

Whenever possible, we work toward compliance and correction. When resolution cannot be achieved, we proceed with formal eviction in a controlled, lawful, and professional manner.  We understand at times life happens and will always work to resolving any issue in ways beneficial to both the landlord and the tenant.  



Full Compliance with Ontario Legislation

Operating in Ontario requires strict adherence to provincial laws that protect both landlords and tenants. aDoor Management ensures that all enforcement and eviction actions comply fully with:

  • The Residential Tenancies Act (RTA)
  • The Landlord and Tenant Board of Ontario (LTB)
  • The Ontario Human Rights Code

We understand that eviction and enforcement must be handled carefully, respectfully, and without discrimination. All actions taken are documented, defensible, and aligned with Ontario’s legal requirements.

Proper Use of Ontario Landlord and Tenant Board Forms

A critical part of effective eviction management is using the correct Landlord and Tenant Board forms at the correct time. aDoor Management prepares, serves, and tracks all required notices in accordance with LTB rules and timelines.Examples of forms we commonly use include:

  • N4 – Notice to End a Tenancy Early for Non-payment of RentUsed immediately when rent is late or unpaid, allowing the issue to be addressed before arrears escalate.
  • N5 – Notice to End a Tenancy for Interfering with Others, Damage, or OvercrowdingUsed for property damage, disruptive behaviour, or too many occupants living in the unit.
  • N6 – Notice to End a Tenancy for Illegal Acts or Misrepresenting Income (Subsidized Housing)Used when serious breaches or illegal activity occur.
  • N7 – Notice to End a Tenancy for Causing Serious ProblemsUsed in cases of severe or ongoing safety or property concerns.
  • L1 – Application to Evict a Tenant for Non-payment of RentFiled with the Landlord and Tenant Board when rent arrears are not resolved after notice.
  • L2 – Application to End a Tenancy and Evict a TenantUsed for breaches other than non-payment, following proper notice.

By initiating the correct forms immediately upon breach, we reduce delays, protect the landlord’s position, and ensure matters progress efficiently through the legal process if required.
